With side access, it's wheeled into place. Without it, a crane lifts it over the house. Crane firms lift; they don't deliver.

Buying a mobile home? Know this first

  • Dealers sell nationwide. Many include delivery, so ask before you book a separate haulier.
  • The base matters. A level hard standing or pads, ready before delivery.
  • The 45m² exemption doesn't cover mobile homes. It only applies to permanent structures. Check with your council if you plan to live in one.

A 32–45m² home in your back garden, without planning permission

Permanent, detached homes of 32–45m² in the rear garden of your main residence no longer need a planning application, if the conditions are met. The conditions are where people get caught.

Do I need planning permission for a garden home in Ireland?

Not if it meets the 45m² exemption that came in on 27 July 2026: between 32m² and 45m², in the rear garden of your main home, within the height limits, with the council notified 14 days before work starts. Read the full guide.

Do mobile homes or static caravans count under the 45m² rule?

No. The exemption only covers permanent structures. A mobile home or static caravan in a back garden is not exempt, whatever its size. Check with your council before buying one to live in.

Do crane firms deliver as well?

Usually not. Crane firms lift; hauliers deliver. If you have no side access you'll normally book both, for the same day. That's why we list them separately.

What does it cost to get a unit into my garden?

It depends mostly on access. Our cost calculator estimates the parts we have real pricing for (concrete base and crane hire) and tells you which parts need a quote.

Is PodMove a seller?
